Grant and Group--- I'm afraid that it is less than 1% of the homes that are designed by an architect. What is even more pathetic, appraisers, who are trained to measure square feet and multiply by a cost per square foot factor that has nothing to do with design, are clueless when it comes to the added value of a FLW home, for instance. I have sold several homes for well over the "appraised" value, simply because the buyers recognized it was something special, they wanted it, and had the means to pay the price. Same philosophy applies to the bikes I suppose.
